Sill Plate Repair
Damaged sill plates are common in older structures. Usually, the building exterior wall framing is resting on the sill plates that are installed close to the soil grade, making them more susceptible to damage from water and other environmental factors. This damaged sill plate can present structural problems that include damage to the walls and floors.
Here are signs your sill plates need to be repaired:
Spongy feel when you walk on the floor
Buckling and/or cracking of exterior siding
Cracking in drywall or plaster
Floor cracks or opening of the floor joints

The sill plate is susceptible to moisture because of its location near the ground. If your building was constructed prior to 1990, it is likely that untreated lumber was used in the process. The untreated lumber will more readily deteriorate from moisture and can result in:
Damage to supporting floor joists
Attraction to termites
